Contra off, no more. Taking advantage of my newly negotiated 0.22% commission rate (up to $100k, but minimum $25 still applies), I decided to take profit (less than $10 only…) as it's due today. I was also expecting it to easily drop back to $0.775 as the Buy Q @ $0.78 was small. But, the moment I sold, someone put in 1000 lots to the Buy Q and for the rest of the day, it was getting done at $0.785… 😀

Add back to my portfolio. I probably should have just kept it as a longer term hold for Dividend Yield, at least till they do any New Equity Issues. But, most likely, I needed the Free Cash urgently for some other alternatives… 😀

Q'd the whole AM while someone was collectting at this price. Sold off my entire stake as it'd reached my short term objective of +1.5ct for an Absolute Return = 1.35% (Net of All Transaction Costs). Treat it as taking the DPU (1.562ct) in advance. This is my  D-I-Y MMF (Money Market Fund) approach to park excess funds for a short term during Quarterly Reporting Seasons.

The selection criterias were highlighted in earlier posts in this blog and FB Page using the colourful comparison tables of Yield vs NAV vs Gearing…. No guarantee but can sleep better if got stuck…

Another reason for selling is, I also forsee I may need more free cash to buy more UMS at lower prices in the coming days and weeks…. before their next results or in the worst case, EGM for the proposed 1-for-4 Bonus Issue ðŸ˜€

Had not been able to buy at a lower price. Neither is it moving up… stalemate. Current plan, no change ie. for Short Term Quarterly results (last Q DPU = 1.51ct). Rechecked SGX Annc since last results,

  • 11-Mar : Proposed $18Mil acquisition, most likely to be funded by Debts – Will be mildly accretive to DPU but will also raised Gearing from 29.3% to >30%
  • 19-Feb & 29-Jan : Shanghai Summit (via Wealthy Fountain) became substantial sharholder and raised stake to 6.05% – May provide better price stability as Sponsor holds only 22.48%

Shanghai Summit is the investment vehicle of Mr Tong Jinquan (No.70 in Forbes list). Other holdings in SGX REITs,

  • VIT 63.45%
  • OUE C-REIT 14.4%
  • Cambridge 11.01%
  • LMIR 8.1%
  • Suntec 5.04%

I wonder what he's trying to do…. Perhaps VIT, Cambridge & SB REIT is in his area of competence ie Industrial Assets ; LMIR & OUE C-REIT may indicate a biz relationship with the Lippo Group while Suntec is with Mr Li himself…??? 😀

Add back to my portfolio. The last time I was vested was just after IPO, taking advantage (and of course risk) during the 30-Days Stabilising Period that the Stabilising Mgr will provide price support. 😀

Note that SB REIT had recently announced an acquisition that’ll be funded by debts. This will result in better DPU (Yield) but also Higher Gearing (my Est is >30%). The bigger risk (besides Industrial Assets) is that being newly listed, there’s no track record for us to refer to ie. how shareholder friendly or unfriendly…

BTW, AIMSAMPReit “Special Situations” didn’t materialise… Let’s see if it resurfaces during the coming Quarterly Reporting… assuming DPU drops substantially due to the enlarged Share Base (from Rights Issue)…

Decided to clear my entire holdings. I'm thinking of focussing on FCT  instead. Although FCT Yield is 2%+ lower, they do have a much longer listing track record and is in Malls assets (vs Industrial, which is more competitive). Can sleep better… hopefully more suitable for longer term… 😀

Decided to follow Sam and take profit for my last lots. Looks like there's a battle between big buyer and seller throughout the day.

Latest Aug-13 Economic Indicators for Singapore doesn't look too good, something to think about for Industrial REITs with local assets. Let's think only short term here for this category of stocks ie. trade on opportunities. 😀
