UMS @ $0.51

Sell @ $0.51

Was happy to sell @ $0.49 as it met my original intention of short term profit fm 1 bid. However, the mkt reaction to Japan's decision announcement to "print more money" was very strong… STI almost +40… and decided to hold back till prices stopped rising… 😀

King Wan @ $0.3198

Buy @ $0.3198

My Buy Q @ $0.315 was only partially done. Buy more from the $0.32 sell Q to avoid the min. $25 comms driving up unit cost… 😀

ARA @ $1.68

Buy @ $1.68

A new stock to my portfolio. Their main biz is in REIT mgmt. The recent weakness in share price may be due to the MAS proposal for better aligning the interest of REITs Mgr to Unit Holders. Performance Fees, Acquisitions Fees,.. are some areas which may be negatively impacted…

But, will be good for investing in REITs ! 😀

Starhill Global @ $0.8072

Buy @ $0.805, $0.81

Since prices didn't move, I decided to buy more. If stuck, will treat it as a replacement for my FCOT as Yield is similar at 6%+. 😀

Starhill Global @ $0.8067

Buy @ $0.81, $0.805

I mistakenly left 8 lots in TY's account when I thought I'd sold off all her holdings recently… eye-sight not good… see '8' as '0'.. So, decided to quickly buy some today, before the results announcement.

My recent sale was based on my estimate that DPU will be lower than last Q of 1.25ct as they'd refinanced their MYR (Ringitt) and there's likely going to be a Refinancing Expense which'll drag down the DPU. However, after mkt close, they announced DPU = 1.27ct! On closer inspection, Revenue was slightly lower yoy and most expenses were higher (including Finance Expenses). However, one 'Other Property Expenses' was greatly reduced, which resulted in a higher NPI and thus, DPU. Me thinks massaging at work and we may see a higher expense being deferred to next Q… which will likely be mitigated by lower Borrowing Expenses (newly refinanced at lower rate)…

Anyway, still good news for me as I'm vested. Will stick to  my original short term plan and will try to sell. If stuck, then try again next Q.. 6%+ Yield ought to compensate me while I patiently wait….. 😀

So far, only looked at Q1 (Jun) results and traced their KTIS shares issued. On KTIS,

  • Apr-14 : 116,318,000 @ 10THB worth S$45.4m, with Net Profit S$24m ; 95% Shares + 5% Cash (~S$2.39m)
  • Q1 (Jun-14) : KTIS = 9.55THB @ 0.0385 => S$42.8m  or 12.25ct / share
  • Q2 (Sep-14) : KTIS = 11.30THB @ 0.0394 => S$51.79m or 14.48ct / share
  • Today : KTIS = 11.1THB @ 0.03925 => S$50.68m or 14.51ct / share

Comparing Q1 & Q2, we're going to see an extra "pofit" of S$9m or 2.23ct / share from their KTIS stake.Compared to their EPS (FY14 = 1.93ct ; FY13 = 2.02ct) coming from their core biz, it's substantial. On top of that, we should see NAV = 31.83ct (Jun-14) + 2.23ct for Sep-14.

In Q1, the mgmt had also paid themselves a good bonus, likely as a reward for the KTIS profits… I wonder if they have any intention to pay shareholders a good special dividend in 1H or latest, 2H??

As for the core biz of M&E, I'll have to look at more Quarters….. Plus, they also have a lot of rojak biz in Portable Toilet rental, one ship under charter, Foreign Worker dormitory JV,… which seems to show a lack of proper focus in biz direction… 😀
