Cleared all at a loss but have a tiny profit after the recent DPU = 2.83ct for the whole batch of AIMSAMPReit. Not a very successful Yield Rotation Strategy play but the key is to free up my cash as the priority wasn't to be for a longer term hold…. 😀

Sell @ $1.455, $1.45

Less than 1000 done at $1.455, quickly sell some at $1.45 when it appeared in the Buy Q. Will make a realised loss but tiny profit after adding the DPU = 2.83ct (to be rx on 26-Mar). Still have some left of this not-so-successful Yield Rotation Play and will try to clear… worst case, wait another Q… 😀

Buy @ $1.475, $1.47

Results were out before mkt opened. Looks good with DPU = 2.83ct vs 2.77ct last Q. But, looks like this expected improvement may have been factored in as it'd risen from ~$1.435 during the last few days while I watched…

Try for Yield Rotation Play but can keep for longer term. It ranks 4th in Yield on my list of Industrial REITs, with better Gearing… 😀

No more left, cleared all my old ones at a big realised loss. Odd lots sold at Unit Share Mkt (POEMS has this) @ $1.445. Yield = 6.757% ; Gearing = 29.7%. The yield is not very attractive to me for an Industrial REIT (will try to add more Sabana instead) altho' the Gearing is ok (room for more yield accretive acquisitions). 😀

Results were out this AM before mkt open. DPU = 2.5ct, lower than last Q = 2.7ct. According to their News Release, it was due to

"Loss of rental income during 20 Gul Way’s redevelopment and the sale of 31 Admiralty Road."

Yield = 7.634% ; Gearing = 29.7% ; NAV = $1.4003

Yield is no longer attractive to me for an Industrial REIT. Gearing is ok and discount to NAV is good. Still, take profit 1st (this batch is profitable) and coonsider to sell the older ones at a loss. 🙂

Decided to collect back some after selling lots of Cambridge. Only partially done as someone beat me to the Q by 1s! None was done during 5pm matching, so illiquid! 😀

AIMSAMPReit @ $1.175

Sell @ $1.175. Suddenly +2.5ct ; STI +9 @ 2969. Low volume, easy to manipulate, high was $1.23! Some free cash again, can hold off selling SingPost for now.

I was looking at my REITs portfolio and realised I'm heavily exposed to Industrial REITs – Sabana, Cambridge & AIMSAMPReit. My initial thoughts were to sell either Cambridge (Lowest Yield) or Sabana (Highest Gearing) . See table below for comparisons,

Sell @ $1.18. I Q'd and got done. All local buyer CP '12' – Lim & Tan ; '29' – DBSV for the earlier ones.

If not for the local CP, I'd strongly suspect that the share prices are being pushed up in preparation for a Rights Issue.  Gearing is 30.7% but current market condition is conducive for a Rights Issue.

AIMSAMPReit @ $0.215

Sell @ $0.215. Buyer '11' – MF Global. I think they must be the one buying up aggressively. 😀

As mentioned in my earlier post for Cambridge, I have decided to reduce my stake in AIMSAMPReit. It xd tomorrow for an advance DPU = 0.285ct due to their just concluded Private Placement @ $0.1976 (10% discount). Although the Yield @ 9.5% with Gearing @ 34% looks attractive, I'm quite concerned about their seemingly aggressive intent to grow their AUM (Assets Under Management). This means more Equity Fund Raising Exercise + Private Placements (at hefty discounts). They have also indicated their intention to expand into China market in an interview with Edge Magazine.

As I have a lot of AIMSAMPReit shares due to recent purchases and 2 Rights Issues, I have decided to reduce my stake. I'll either switch to other equally risky Industrial REIT such as,

  • Cambridge : Yield = 9.2% @ $0.515 ; Gearing @ 33.4%
  • Sabana  : Yield = 8.85% @ $0.975 ; Gearing @ 26.5%
  • CLT : Yield = 8% @ $0.96 ; Gearing @ 23.4%

I may also buy back AIMSAMPReit on any price weakness. The ideal price would be 19.76ct (Placement) + 0.285ct (Advance Div) = 20.045ct or lower. 😀
