MI-REIT @ $0.41

Sell @ $0.41. Decided to take profit for the rest of my recent buys, left the very, very expensive ones. Interesting hostile battle between AIMS and Cambridge taking place, let’s see if there’ll be more trading opportunities. Buyer ’73’ – MacQuarie.

MI-REIT @ $0.375

Sell @ $0.375. Contra off but only partially done. The 22Mil Units done in the married deal was surprisingly sold by MacArthurCook (looks like AIMS is planning to exit this REIT) and equally surprisingly bought by Cambridge (they added a further 4Mil shares). Are they headed towards a merger? 😀

MI-REIT @ $0.36

Buy @ $0.36. Taking risk here. Just announced rights issue @ $0.159 + placement @ $0.28 (no entitlement for div of 1.939ct + special div ~0.95ct). 22Mil shares done in married deal this AM, most likely by one of existing s/h who’s getting the discounted placement shares. Support should be ~ $0.31 (ie $0.28 + div). Proforma figures : Yield 9.3% @ TERP $0.223 (mkt $0.41) ; NAV $0.31 ; Gearing 29%. Seller ’70’ – CLSA 😀

MI-REIT @ $0.375

Sell @ $0.375. Decided to contra off as due today and it’s also one of my higher risk buys. Mkt is bullish, STI +30 (2668), maybe going to test 2700 (this year’s high) again. Buyer ’20’ – Phillip, retail investor/trader grabbing laggards? 😀

MI-REIT @ $0.365

Buy @ $0.365. Buy some to avg down my old ones. DPU dropped fm 2.35ct -> 1.875ct -> 1.5ct and Gearing is high @ 41.8% (high chance of rights issue). So, why buy?? My reasons,

(1) Stronger (?) New Trust Mgr cum Shareholder (15.85%) : Changed from financially troubled MacArthurCook to AIMS. Hopefully, they can negotiate for better terms for their loans (higher interest expenses contributed to drop in DPU).

(2) Yield is High : My estimate is they only need to do a 1-for-2 rights issue @ $0.30 to reduce gearing. Worst case estimate on impact of rights issue,

o 1-for-2 @ $0.30 : Gearing = 34.3% ; Yield = 11.1%
o 1-for-1 @ $0.30 : Gearing = 26.9% ; Yield = 8.27%

Warning : Don’t follow me as the risk is high. Seller ’20’ – Phillip. 😀

MI-REIT @ $0.74

Buy @ $0.74. This is a very scary stock to buy as it kept dropping, now 12.7% yield. The parent co. MacAuthurCook was having problems managing their debts in Australia and it seems to be affecting MI-REIT. My last buy on this stock as I hv too many now. 😀

MI-REIT @ $0.87

Buy @ $0.87. Yield @ 10.264% but gearing @ 40% and may have problem doing more acquisitions. Also got high risk that they’ll do an equity fund raising which in recent times, means a bash down of the share price. One of the more likely target to be taken over as asset size is small ($569M) and sponsor cum mgr is Aussie based (MacCook) where many are facing tough financial challenges (eg. Allco – which is selling out to Frasers). Results will be out on 12-Aug (AM). See if I can do a short term trade here. If not, then hold for long term and lose sleep, haha.. 😀

MI-REIT @ $0.915

Buy @ $0.915. Yield @ 9.76%. One of my forgotten counter that I bot’ at a very high average price. Need to average down. 😀
