Sell @ $1.18. Based on ESA internet trading refund, I'm assuming I got 1 lot (applied 10 lots for both accounts). Decided to sell as at $1.18, the Yield = 5.956% (FY11 – Mar) and 6.322% (FY12 – Mar) with Gearing @ 38.5%. Compared with MLT (Yield 6.78% @ $0.885 ; Gearing 38.6%) and AREIT (Yield 6.346% @ $2.08 ; Gearing 34.1%), it looks fully valued to me. Not forgetting also the assets were formerly JTC assets ie. similar or worst than AREIT (JTC re-born!). 😀

The STI closed at 3097.63, +6.90% fm end 2009. Using cost as a ref, my portfolio stats (vs 2009),
- Size : +5.87%
- Realised Profit/Loss : +7.35% (Profits : +2.38% ; Div : +4.97%)
- Unrealised Profit/Loss : +13.76% (+15.04% if remove 2009 carry fwd)
- Net Portfolio Performance :
- – At Cost :13.76% + 7.35% = +21.11%
- – At End-2009 Mkt Value : 15.04% + 7.35% = +22.39%
So, +22.39% vs +6.90% (STI), quite a good performance after the poor performance in 2009. For reference, this would have been +20.86% if I'd included both GTC and MPS.
